These Terms of Use (“Terms”) govern your use of www.leeds-offices.co.uk (“LeedsOffices”, “we”, “us”, “our”) and any enquiry you submit through it. By using this website or submitting an enquiry, you agree to these Terms. Please also see our separate Privacy Policy, which explains how we handle your personal data.

1. What we do

 

1.1 LeedsOffices is a serviced office, coworking, and flexible workspace brokerage. We are not ourselves the provider or operator of any workspace listed or referred to on this site.

1.2 Depending on your enquiry, we may act in one of two capacities:

• (a) as an introducer, passing your enquiry details to a relevant workspace operator so that they can contact you directly with availability, pricing, or to arrange a viewing; or

• (b) as your agent, as per 1.2(a) above, but also negotiating terms, pricing, and availability with a workspace operator directly on your behalf.

1.3 We will make reasonable efforts to make clear which capacity applies to your particular enquiry.

2. Submitting an enquiry

 

2.1 By submitting an enquiry through this website, you acknowledge and agree that:

• we may share the details you provide (including your contact details and details of your requirements) with the relevant workspace operator(s), in order to respond to your enquiry and provide you with workspace search support;

• the operator(s) you are introduced to may contact you directly, if that is their usual process, to follow up on your enquiry;

• we may receive a commission from the operator in respect of any workspace agreement you subsequently enter into with them following your enquiry, which is usually a pre-agreed percentage of the fees you agree to pay for the right to access and use the workspace - this does not increase the price you pay; and

• where we act as your agent under Clause 1.2(b), we will communicate and negotiate with the relevant operator(s) on your behalf as part of providing our service to you.

2.2 You confirm that any information you provide to us is accurate and that you are authorised to submit it, including on behalf of any company or organisation you represent.

3. Workspace agreements

 

3.1 If you enter into a licence, lease, membership, or other agreement with a workspace operator (a “Workspace Agreement”), that Workspace Agreement is between you and the operator directly. You must comply with its terms, including paying any deposits, retainers and ongoing fees required by the operator.

3.2 We are not a party to any Workspace Agreement, and, other than where we act as your agent in negotiating its terms under Clause 1.2(b), we have no responsibility for its performance.

3.3 We recommend you read any Workspace Agreement carefully and take independent advice if you are unsure about any of its terms before signing.

4. No guarantee or warranty

 

4.1 We take reasonable care in making introductions and, where we act as your agent, in negotiating on your behalf, but we do not guarantee the accuracy of information provided by any operator (including pricing, availability, or specification), or the outcome of any negotiation or transaction.

4.2 To the fullest extent permitted by law, we accept no liability for any loss arising from your use of this website, any introduction made, or any Workspace Agreement you enter into, save that nothing in these Terms excludes or limits any liability which cannot lawfully be excluded or limited.

5. Acceptable use

 

5.1 You agree not to use this website to submit false, misleading, or malicious enquiries, or to attempt to gain unauthorised access to any part of the site or its underlying systems.

5.2 We reserve the right to decline to act on any enquiry, at our discretion, without obligation to give a reason.

6. Intellectual property

 

The content of this website, including text, logos, and design, is owned by or licensed to LeedsOffices and may not be copied or reproduced without our permission, other than for your own personal, non-commercial reference in connection with a genuine enquiry.

7. Changes to these Terms

 

We may update these Terms from time to time. The “Last updated” date at the top of this page shows when it was last revised.

8. Governing law

 

These Terms are governed by the law of England and Wales, and the courts of England and Wales shall have exclusive jurisdiction over any dispute arising from them.
